LLDC SEEKS NEW DEVELOPMENT PARTNER TO DELIVER 450 NEW HOMES ON RICK ROBERTS WAY E15

The London Legacy Development Corporation (LLDC) is seeking a Development Partner to deliver at least 450 new homes at a new neighbourhood on the southern edge of Queen Elizabeth Olympic Park at Rick Roberts Way. 

The site comprises 4.6 acres (1.864ha) of land bounded to the north-west by Stratford High Street, the Greenway pedestrian/cycle corridor to the south-west, Rick Roberts Way with its modern mid-rise residential developments to the north-east, and a development site owned by the London Borough of Newham which will deliver a new school.

The successful developer will share LLDC’s vision and values to deliver the most successful legacy of any modern Olympic Games. Alongside world-class sporting venues, international cultural bodies and universities, the new neighbourhood will meet the high design standards already in in place at developments like Chobham Manor and East Wick.  

LLDC’s ambition for the site is to create a thriving residential-led, mixed use scheme that will deliver at least 450 homes to suit a range of residents. It will help to ensure the delivery of 50% affordable homes by habitable rooms across a portfolio of sites, with Rick Roberts Way delivering around 78% affordable housing. 

The development will have high quality public realm, rich in biodiversity, with integrated green infrastructure, play, surface water management and activated ground floors along the Stratford High Street frontage. 

As a zero-carbon neighbourhood, the development will promote clean energy and contribute to, and promote, positive environmental outcomes throughout the design, construction and operational lifecycle. It will have new and improved cycle and pedestrian connections. As with LLDC’s other neighbourhoods, Rick Roberts Way will promote best practice for inclusive growth with skills, education and employment programmes. 

The site sits on the southern boundary of Queen Elizabeth Olympic Park and its facilities including London Stadium, the London Aquatics Centre, ArcelorMittal Orbit, the new UCL East campus and the culture and education district at Stratford Waterfront. It is also ideally located close to Stratford Westfield City, the largest covered shopping mall in northern Europe, and Stratford Station, one of the best-connected transport hubs in the capital.
